However, this does not mean that every bank will accept income from Poland or offer the same conditions as for a client earning in the Dominican Republic or the United States. <\/p>\n\n<p class=\"wp-block-paragraph\">Financing for non-residents is possible, but it requires a thorough analysis of documents, income source, financial history, and the value of the property being purchased. The bank considers not only the price of the apartment or house itself, but also income stability, the amount of the down payment, the currency of earnings, and the risk associated with a foreign client. <\/p>\n\n<p class=\"wp-block-paragraph\"><strong><em>Important Disclaimer:<\/em><\/strong><em> The figures presented in this article are examples based on discussions with banks, experiences of clients applying for financing, and information gathered from financial institutions, law firms, and advisors. They do not constitute a credit offer or a promise of obtaining financing. Each bank makes decisions individually, and interest rates and requirements may change even during the process.<\/em><\/p>\n\n<h2 class=\"wp-block-heading\">Example Mortgage Calculation in the Dominican Republic<\/h2>\n\n<p class=\"wp-block-paragraph\">Let&#8217;s assume the following scenario:<\/p>\n\n<ul class=\"wp-block-list\">\n<li><strong>property price: USD 200,000;<\/strong><\/li>\n\n\n\n<li><strong>down payment: USD 70,000, or 35% of the price;<\/strong><\/li>\n\n\n\n<li><strong>loan amount: USD 130,000;<\/strong><\/li>\n\n\n\n<li><strong>repayment period: 15 years;<\/strong><\/li>\n\n\n\n<li><strong>example interest rate: 10% per annum.<\/strong><\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">Assuming equal installments, the principal and interest payment would be approximately <strong>USD 1,397 per month<\/strong>. If the interest rate increased to 12%, the monthly installment would rise to approximately USD 1,560. <\/p>\n\n<p class=\"wp-block-paragraph\">This is a simplified calculation, but it clearly shows the scale of the burden. With a USD loan, even a few percentage points difference in the interest rate significantly impacts the monthly installment. Therefore, when purchasing property in the Dominican Republic, it is not worth looking solely at the purchase price. The cost of financing must also be calculated immediately.   <\/p>\n\n<p class=\"wp-block-paragraph\">The calculation does not include life insurance, property insurance, bank fees, appraisal, legal costs, or any potential mortgage broker commission. It also does not assume an interest rate change after the fixed-rate period ends. <\/p>\n\n<p class=\"wp-block-paragraph\">In May 2026, Scotiabank published mortgage interest rates <strong>from 8.25% in USD and from 11.95% in Dominican pesos<\/strong>. However, the bank clearly stated that these are reference rates, subject to change and individual client assessment. Therefore, it should not be assumed that a Polish non-resident will automatically receive the lowest published rate.  <\/p>\n\n<h2 class=\"wp-block-heading\">1. Are residency and a c\u00e9dula required for a mortgage in the Dominican Republic?<\/h2>\n\n<p class=\"wp-block-paragraph\"><strong>Residency and a Dominican c\u00e9dula are not always required when applying for a mortgage in the Dominican Republic<\/strong>. The lack of permanent residence does not exclude a Pole from the credit process, but it usually means a more detailed analysis of documents and an individual client assessment by the bank. <\/p>\n\n<p class=\"wp-block-paragraph\">Dominican banks publish separate requirements for foreigners. In some offers, they allow the use of a passport instead of a Dominican c\u00e9dula. This is important because for a person buying property in the Dominican Republic without residency, a passport can be the primary identification document in the credit process.  <\/p>\n\n<p class=\"wp-block-paragraph\">Banesco lists a valid passport, a second identification document from the country of origin, and documents confirming income among its requirements for foreigners. Banco BHD also indicates the possibility for foreigners to present a passport. <\/p>\n\n<p class=\"wp-block-paragraph\">However, this does not mean that every EU citizen will automatically receive financing. The ability to apply is one thing, and a positive credit decision is another. The bank still assesses the source of income, financial stability, the amount of the down payment, the property serving as collateral, and the overall risk level of the foreign client.  <\/p>\n\n<h2 class=\"wp-block-heading\">2. What is the actual down payment for a mortgage in the Dominican Republic?<\/h2>\n\n<p class=\"wp-block-paragraph\"><strong>The actual down payment for a mortgage in the Dominican Republic is usually around 30-40% of the property price<\/strong>. Banco Popular publishes financing up to 70% of the appraised value for a housing loan in USD, which means at least a 30% equity contribution. The maximum loan term for this offer is 15 years.  <\/p>\n\n<p class=\"wp-block-paragraph\">However, the phrase &#8220;appraised value&#8221; is crucial, not &#8220;purchase price.&#8221; The bank does not have to calculate the maximum loan amount based on the price stated in the contract. It can rely on an appraisal prepared by an expert.  <\/p>\n\n<p class=\"wp-block-paragraph\">If a property costs USD 200,000, but the bank&#8217;s appraiser values it at USD 185,000, then <strong>70% of that value will be USD 129,500<\/strong>. The buyer must then cover USD 70,500 from their own funds, which is slightly over 35% of the purchase price. This happens even though the banking product formally provides for financing up to 70% of the property&#8217;s value.  <\/p>\n\n<p class=\"wp-block-paragraph\">Therefore, a Polish investor should not prepare only the minimum 30% down payment. It is safer to assume approximately 35-40% of the property price and a separate budget for transaction costs. This provides a larger margin if the bank appraisal turns out to be lower than the purchase price.  <\/p>\n\n<h2 class=\"wp-block-heading\">3. Does income in dollars help in obtaining a mortgage in the Dominican Republic?<\/h2>\n\n<p class=\"wp-block-paragraph\"><strong>Yes, income in dollars can be very significant when applying for a mortgage in the Dominican Republic<\/strong>. For a client from Poland, the currency in which they earn income is often a greater issue than their citizenship itself. <\/p>\n\n<p class=\"wp-block-paragraph\">Banco Popular describes its USD mortgage as a product for individuals receiving income in dollars. Scotiabank requires stable USD income for at least 12 months for financing vacation properties. For entrepreneurs, the bank declares that it considers income in dollars or income earned in the Dominican Republic.  <\/p>\n\n<p class=\"wp-block-paragraph\">A person earning in PLN is not automatically excluded from the credit process, but the bank may approach such an application more cautiously. It may then apply a more conservative income conversion rate, demand a larger down payment, analyze currency risk more thoroughly, expect additional account history, or not accept the income for a USD-denominated product. <\/p>\n\n<p class=\"wp-block-paragraph\">There is no single rule that applies to all Dominican banks. Therefore, this point should be checked before choosing a property. This is important because an attractive apartment and a ready down payment will not be enough if the bank does not consider the source or currency of income appropriate for a specific credit product.  <\/p>\n\n<h2 class=\"wp-block-heading\">4. What financial documents are needed for a mortgage in the Dominican Republic?<\/h2>\n\n<p class=\"wp-block-paragraph\">For a mortgage in the Dominican Republic, the bank will want to see a more complete financial history of the client. Information about salary alone is usually not enough, especially when the application is submitted by a Pole without residency, earning income outside the Dominican Republic. <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>The bank may require, among other things, an employment certificate, bank statements from the last 3-12 months, Polish tax declarations, company documents and financial statements, information about existing loans, confirmation of the origin of the down payment, and consent to check foreign credit history.<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">Scotiabank requires, among other things, proof of income, account history, information on debt, and consent to access credit history. Banesco, on the other hand, specifies separate documents for employees, entrepreneurs, and retirees. <\/p>\n\n<p class=\"wp-block-paragraph\">This means that preparation for a loan should start earlier, not just after finding a property. Polish documents may require translation into Spanish, and in some situations, appropriate authentication. The more transparent the history of income and source of funds, the easier it is to go through the bank&#8217;s analysis.  <\/p>\n\n<h2 class=\"wp-block-heading\">5. Does an &#8220;from&#8221; interest rate mean a real mortgage offer in the Dominican Republic?<\/h2>\n\n<p class=\"wp-block-paragraph\"><strong>An interest rate quoted as &#8220;from&#8221; does not automatically mean the rate that a specific client from Poland will receive<\/strong>. The public rate of 8.25% in USD is a reference point, not a guaranteed credit offer. <\/p>\n\n<p class=\"wp-block-paragraph\">In individual discussions with the bank, a client may receive an offer of, for example, 9.5%, 10%, 11%, or 12%. This depends on many factors: the amount of the down payment, the currency of income, age, credit history, type of employment, value and location of the property, loan term, and the bank&#8217;s final risk assessment. <\/p>\n\n<p class=\"wp-block-paragraph\">Therefore, it is not advisable to use the lowest advertised rate for initial calculations. It is safer to prepare at least two scenarios, for example, 10% and 12% in USD. This allows for a more accurate assessment of the monthly installment and to check whether purchasing property in the Dominican Republic still makes sense under less favorable financing conditions.  <\/p>\n\n<h2 class=\"wp-block-heading\">6. Is the fixed mortgage interest rate in the Dominican Republic valid for the entire period?<\/h2>\n\n<p class=\"wp-block-paragraph\"><strong>No, the fixed mortgage interest rate in the Dominican Republic does not necessarily apply for the entire repayment period<\/strong>. A loan for 15 or 20 years does not automatically mean that the interest rate will remain unchanged for 15 or 20 years. <\/p>\n\n<p class=\"wp-block-paragraph\">In Banco Popular&#8217;s current dollar offer, the maximum loan term is 15 years, but the rate is fixed for the first 12 months. For products in pesos, the same bank publishes fixed-rate periods of one or three years. Banesco, on the other hand, informs about fixed-rate options for up to 10 years.  <\/p>\n\n<p class=\"wp-block-paragraph\">There is no single rule that interest rates are fixed for a maximum of five years. Each product must be checked separately, especially regarding when the first interest rate update occurs, on what basis the new rate is determined, how often the bank can change it, whether refinancing is possible, and how much early repayment costs. <\/p>\n\n<p class=\"wp-block-paragraph\">This is an important point when calculating a property purchase in the Dominican Republic. The installment calculated based on the initial interest rate will not always be the installment applicable for the entire loan period. Therefore, for longer financing, it is worth calculating the scenario after an interest rate update immediately.  <\/p>\n\n<h2 class=\"wp-block-heading\">7. Can a mortgage in the Dominican Republic be obtained for a property under construction?<\/h2>\n\n<p class=\"wp-block-paragraph\">A standard mortgage in the Dominican Republic requires a property that the bank can effectively encumber with a mortgage. In the case of a regular loan for an apartment purchase, the bank expects documents allowing for the establishment of collateral on a specific property. <\/p>\n\n<p class=\"wp-block-paragraph\">Scotiabank requires, among other things, a copy of the title certificate, a sales agreement, proof of down payment, and an appraisal prepared by an appraiser accepted by the bank. This means that <strong>a unit that is still in the design phase should not be treated the same as a finished property with an individual title<\/strong>. <\/p>\n\n<p class=\"wp-block-paragraph\">A client buying an apartment under construction can start analyzing their creditworthiness earlier. However, the disbursement of a standard loan for the remaining part of the price will most often only be possible after the investment is completed, an appraisal is conducted, and collateral acceptable to the bank is established. <\/p>\n\n<p class=\"wp-block-paragraph\">Construction loans, developer financing lines, and loans secured by other properties are separate categories. These are different products than a classic mortgage for purchasing a finished apartment, so their terms must be analyzed separately. <\/p>\n\n<h2 class=\"wp-block-heading\">8. What insurances increase the cost of a mortgage in the Dominican Republic?<\/h2>\n\n<p class=\"wp-block-paragraph\"><strong>Life insurance and property insurance are additional costs of a mortgage in the Dominican Republic<\/strong>. They should not be treated as mere formalities without impact on the profitability of the purchase. <\/p>\n\n<p class=\"wp-block-paragraph\">Banesco explicitly states that life insurance and fire and related risks insurance are mandatory for a mortgage. In the case of life insurance, the sum insured usually corresponds to the debt amount, and the bank is the beneficiary up to the amount of the unpaid loan. Property insurance, on the other hand, protects the building serving as mortgage collateral.  <\/p>\n\n<p class=\"wp-block-paragraph\">The cost of insurance depends, among other things, on the age and health of the borrower, the loan amount, the value of the building, and the scope of risks covered by the policy. Therefore, these fees should not be overlooked when comparing the loan installment with rental income. <\/p>\n\n<p class=\"wp-block-paragraph\">The monthly loan installment is only part of the total burden. When analyzing an investment in property in the Dominican Republic, insurance, bank costs, taxes, legal services, and ongoing maintenance of the apartment or house must also be included. <\/p>\n\n<h2 class=\"wp-block-heading\">9. What additional costs must be added to a mortgage in the Dominican Republic?<\/h2>\n\n<p class=\"wp-block-paragraph\"><strong>In addition to the down payment, when purchasing property in the Dominican Republic, funds must be prepared for taxes and the entire transactional procedure<\/strong>. The down payment alone does not cover the full cost of purchase, even if the bank agrees to finance the remaining part of the price. <\/p>\n\n<p class=\"wp-block-paragraph\">For a property costing USD 200,000, the standard 3% property transfer tax would be USD 6,000, provided the transaction does not benefit from an exemption, for example, under a correctly applied CONFOTUR. Dominican regulations provide for a property transfer tax of 3%, and the Guzm\u00e1n Ariza law firm indicates that the basis can be the price or the value determined by tax authorities, depending on the application of the regulations. <\/p>\n\n<p class=\"wp-block-paragraph\">Additional costs may include: <strong>bank appraisal, legal services, mortgage registration, administrative fees, insurance, document translations, and mortgage broker fees<\/strong>.<\/p>\n\n<p class=\"wp-block-paragraph\">Therefore, a client with exactly 30% of the property price may not have sufficient funds to safely close the transaction. When purchasing with a loan, it is better to set aside a separate budget for transaction-related costs, independent of the down payment. <\/p>\n\n<h2 class=\"wp-block-heading\">10. Does a bank&#8217;s review replace a lawyer when purchasing property in the Dominican Republic?<\/h2>\n\n<p class=\"wp-block-paragraph\"><strong>A bank&#8217;s review is helpful, but it does not replace an independent lawyer acting in the buyer&#8217;s interest<\/strong>. The bank checks the title, encumbrances, and property value primarily because it wants to secure the possibility of recovering the loaned capital. This is an additional safety filter, but not a full property examination from the investor&#8217;s perspective.  <\/p>\n\n<p class=\"wp-block-paragraph\">The Guzm\u00e1n Ariza law firm indicates that proper buyer due diligence should include, among other things, the legal status of the title, compliance of measurements, taxes, the possibility of using the property according to the client&#8217;s plan, third-party rights, and the seller&#8217;s authority to complete the transaction.<\/p>\n\n<p class=\"wp-block-paragraph\">Taking a small loan just for the bank to check the property can make sense as an additional layer of control. However, one must compare the cost and time of the banking procedure with the cost of commissioning an independent examination from one or even two law firms. <\/p>\n\n<p class=\"wp-block-paragraph\">In many cases, the loan, interest, insurance, appraisal, and mortgage registration can cost more than an extended legal review conducted without bank financing. Therefore, the bank can be treated as an additional safeguard for the process, but not as a substitute for one&#8217;s own lawyer. <\/p>\n\n<h2 class=\"wp-block-heading\">Conclusion for an Investor from Poland<\/h2>\n\n<p class=\"wp-block-paragraph\">The most realistic model for a Polish client is to <strong>prepare 35-40% of the property price, full financial documentation from Poland, and an additional budget for taxes and credit costs<\/strong>. A client earning in USD will generally be better suited for a dollar loan than a person earning income solely in PLN. <\/p>\n\n<p class=\"wp-block-paragraph\">Before signing a binding agreement with a developer, it is advisable to obtain at least a preliminary assessment from the bank and check whether the agreement provides for consequences in case of financing refusal. This is especially important when purchasing property under construction, where the payment schedule may precede the possibility of activating a standard mortgage. <\/p>\n\n<p class=\"wp-block-paragraph\">A preliminary conversation, an online calculator, or an advisor&#8217;s declaration are not final credit decisions.
