This is yet another year of growing interest in this seemingly distant destination. We can confidently say that our compatriots purchased three times more properties than during the same period in the first half of 2022. So what attracts investors from Poland to this exotic market? The answer is complex and includes several key factors, from favorable climate to truly attractive prices, not only in relation to Polish realities. In this article, we will examine what exactly drives Poles when choosing real estate in the Dominican Republic.     <\/h5>\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/casa-dominicana.com\/wp-content\/uploads\/2023\/09\/22-23-06-1024x768.jpg\" alt=\"\" class=\"wp-image-5869\"\/><\/figure>\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Climate and Seasonality<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">One of the Dominican Republic&#8217;s greatest assets is its climate. Tropical, warm weather year-round eliminates the problem of &#8220;dead seasons&#8221; in short-term rentals. For Poles, for whom winters can be long and harsh, this is an ideal place to spend several months of the year. Moreover, more and more people are deciding to relocate for the entire fall and winter, although investment short-term rentals in the Dominican Republic remain the most popular option.   <\/p>\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Location, Location, Location<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">When we talk about real estate, location is always paramount. Poles often choose the eastern coast of the Dominican Republic due to its well-developed infrastructure and proximity to the international airport in Punta Cana. The very popular Bayahibe on the Caribbean Sea is also close, less than an hour from the airport. This strategic location also affects the potential return on investment, which cannot be overestimated. In fact, the return on investment often ranges from 6% annually, which is significant considering that 8 out of 10 of our clients are people who want to invest their accumulated capital somewhere a bit farther from home.    <\/p>\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/casa-dominicana.com\/wp-content\/uploads\/2023\/09\/Beach-Club-View-1024x576.jpg\" alt=\"\" class=\"wp-image-5870\"\/><\/figure>\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Price and Square Footage<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">Poles are extremely practical and pay attention to the quality-to-price ratio. Apartments located approximately 200 meters from the beach, with one bedroom and square footage above 50m2, are available starting from around $140,000. Naturally, you can buy cheaper, but as is often the case in practice, the cheapest options do not necessarily mean a good choice. Low prices carry more risk, and fortunately our clients already understand this. If they need more space or are targeting wealthier tourists, options with two bedrooms with square footage slightly above 70m2 are available from around $180,000, and even three bedrooms with square footage above 120m2 for $300,000. Moreover, in the primary market there is the possibility of paying in convenient, interest-free installments, which further facilitates the purchase and in practice guarantees an increase in property value of over 30% over 2 years (from purchase to key handover).     <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Amenities<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">One cannot forget about amenities, which are often the deciding factor when choosing a property. Complexes with a pool, gym, on-site bar, and a small shopping arcade are popular. Some even offer tennis or padel courts, which is a big plus for tourists who, despite being on vacation, do not intend to interrupt their favorite physical activities.  <\/p>\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/casa-dominicana.com\/wp-content\/uploads\/2023\/09\/1ED-1024x576.jpg\" alt=\"\" class=\"wp-image-5871\"\/><\/figure>\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Uniqueness and Architecture<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">Some residential complexes stand out from the competition thanks to their exceptional architecture. Particularly those priced above the market average offer beautifully designed apartments with well-thought-out infrastructure. Buildings are harmoniously arranged among greenery, pools, artificial beaches, and strategically placed service establishments, which further increases the comfort of living within the complex.  <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Proximity to Nature<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">It cannot be forgotten that purchasing decisions are not driven solely by the prospect of high return on investment, but also by the surroundings of the cities and towns where Poles acquire real estate in the Dominican Republic. Although Punta Cana and Bayahibe may be perceived primarily as tourist destinations, it cannot be forgotten that they are located in the Caribbean, surrounded by jungle, beaches, and numerous attractions. Additionally, often just a few minutes&#8217; drive is enough to find yourself in truly wild and undiscovered corners. Eight out of ten people buy property primarily for short-term rental purposes. The key factors determining the choice are climate, location, price, square footage, and amenities.
