You hear the sound of waves, you feel the breeze\u2026 but here you must ask yourself: can you afford such luxury? Keep in mind that beachfront properties are even 30-40% more expensive than similar counterparts located further from the water. <strong>For a house or apartment on the first coastline, you will pay over $300,000<\/strong> \u2013 however, this also comes with a greater return on investment. After all, apartments and villas close to the beach are the most popular among tourists (for both short-term and long-term rentals). Buying property right by the water is an ideal option if:    <\/p>\n\n<ul class=\"wp-block-list\">\n<li>you plan a hybrid investment (meaning you rent it out sometimes and live in it yourself sometimes) and dream of an ocean view \u2013 after all, nothing is as relaxing as looking at the water;<\/li>\n\n\n\n<li>you have a slightly larger budget and are not deterred by the prospect of buying a more expensive house or apartment \u2013 an average size (50 m\u00b2) costs approximately half a million PLN; <\/li>\n\n\n\n<li>you plan to rent out the property to tourists \u2013 such apartments and villas enjoy the greatest interest;<\/li>\n\n\n\n<li>you don&#8217;t mind more tourist traffic \u2013 the beach attracts people, so it&#8217;s quite crowded here during peak season.<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\"><strong>However, also consider that property close to the water means greater exposure to wind, sea salt, and humidity<\/strong>. Coastal air causes corrosion and limescale deposits (e.g., in water drains), and the buildings themselves simply wear out faster. For this reason, apartments and villas near the beach require more care, with cleaning and dehumidification being paramount. The second coastline is a good choice if:       <\/p>\n\n<ul class=\"wp-block-list\">\n<li>you want to live close to the beach but invest less \u2013 this way you can save up to $100,000;<\/li>\n\n\n\n<li>you like peace and quiet, but still want access to attractions \u2013 nearby you&#8217;ll find restaurants, bars, and shops, but without the crowds of beachgoers outside your window;<\/li>\n\n\n\n<li>you are thinking about tourist rentals \u2013 second-line apartments still attract tourists;<\/li>\n\n\n\n<li>you don&#8217;t care about a direct ocean view \u2013 although you might still find a property with a rooftop terrace offering a beautiful panorama.<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\"><strong>Is it harder to rent a villa or apartment on the second coastline? <\/strong>Surprisingly \u2013 no. After all, not every tourist wants to live directly on the beach. Gated communities offer full infrastructure \u2013 from swimming pools, through gyms, to private restaurants and shops. Some complexes even resemble small towns where you have everything at hand. <strong>Here it is worth preparing a budget of around $200,000 &#8211; $250,000<\/strong> \u2013 for this amount, you will find a spacious apartment with terrace access, or even a small house. Also, keep in mind that gated communities in the Dominican Republic differ significantly from European ones \u2013 in a positive sense, of course. Choose property in a guarded community if:     <\/p>\n\n<ul class=\"wp-block-list\">\n<li>you plan to live permanently or simply rent less \u2013 you don&#8217;t need to run to the beach every day, so safety and convenience become a priority;<\/li>\n\n\n\n<li>you like peace and quiet \u2013 gated communities are closed, guarded, and free from tourist hustle and bustle (just check if there isn&#8217;t a noisy bar nearby \ud83d\ude09);<\/li>\n\n\n\n<li>you want access to amenities \u2013 ubiquitous gyms, swimming pools, 24\/7 security\u2026 properties on the first and second coastlines cannot guarantee this;<\/li>\n\n\n\n<li>you have a budget of approximately $200,000 \u2013 at this price, you will find a spacious apartment with a terrace, or even a smaller house with a garden.<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">Remember that not all gated communities are equal. <strong>In the Dominican Republic, you will find both quiet areas (located off the beaten path) and those closer to the city buzz<\/strong>. So, consider whether you prefer peace and privacy, or perhaps close contact with the local community and larger metropolises &#8220;at your fingertips.&#8221; Regardless of the answer \u2013 Dominican communities have everything you need.
