Punta Cana is undoubtedly one of the best regions in the Dominican Republic – and we say this not only from the perspective of tourists, but also investors and those planning to relocate. Today we will present the most important information about five popular neighborhoods: Cap Cana, Puntacana Resort & Club, Punta Cana Village, Cocotal Golf & Country Club, and Vista Cana. Why is it worth living in them? What interesting features will we find there? All the answers below.
1. Cap Cana – Luxury and Prestige
The main distinguishing feature of Cap Cana is luxury real estate, often twice as expensive as in Bavaro, for example. However, such high prices are justified – and contrary to appearances, it is not solely about the aesthetics of vacation homes and villas. Cap Cana is a fully gated area with a multitude of smaller neighborhoods inside, and… one of the best golf courses in the Caribbean (we are talking about Punta Espada, designed by Jack Nicklaus himself). Meanwhile, the proximity of the renowned Cap Cana Heritage School makes this neighborhood attractive for families.
- Who is Cap Cana for? It is an ideal place for affluent individuals who value privacy, tranquility, and access to luxury amenities. However, owning a car is essential.
2. Puntacana Resort & Club – Comfort Close to the Airport
Another neighborhood on our list is Puntacana Resort & Club – a gated residential community and luxury resort spanning approximately 60 km². It is known primarily for three things: white beaches, golf courses, and (like Cap Cana) prestigious properties. The individual neighborhoods here are also exceptional, as Playa Serena, Tortuga, and Corales offer villas with excellent views of the Caribbean. The icing on the cake is the fact that quite famous personalities own properties here, such as fashion designer Oscar de la Renta and singer Julio Iglesias.
- Who is Puntacana Resort & Club for? Definitely for anyone seeking anonymity, prestige, and a high standard of living. A car is highly recommended!
3. Punta Cana Village – Family Atmosphere in the Center of Amenities
From a slightly different angle, we have Punta Cana Village – and we will immediately prove that “village” in the name is not accidental here (in a good sense). This is an ideal neighborhood for families with children – the main advantage is the proximity of the international Punta Cana International School, as well as convenient infrastructure to get to the facility quickly and efficiently. The charm of Punta Cana Village lies in its uniqueness – on one hand, we have a safe neighborhood, practically designed specifically for families with children, and on the other, an exotic Caribbean atmosphere so typical of other neighborhoods in Bavaro.
- Who is Punta Cana Village for? As we mentioned – families with children will live here like in a fairy tale. But this is by no means a limitation for singles and childless couples.
4. Cocotal Golf & Country Club – The Green Heart of Bavaro
As the name suggests – Cocotal Golf & Country Club is known primarily for its picturesque golf courses (and excellent location in the center of Bavaro). The 27-hole course extends throughout the entire neighborhood, and if that were not enough for entertainment: the private beach club is only a 5-minute drive away. It is also… very green and natural here. You probably expect the prices to be equally “luxurious”? Nothing could be further from the truth – compared to the previously discussed Cap Cana or Punta Cana Village, properties are quite affordable for “less affluent wallets.”
- Who is Cocotal Golf & Country Club for? In practice – for anyone who loves golf and seeks a bit of relaxation. This place is ideal for both families and physically active singles.
5. Vista Cana – Modern Complex with a Future
We saved Vista Cana for last – a continuously developing area of 600 hectares, located near Downtown Punta Cana. In our opinion, this is the neighborhood with the greatest development potential: under construction are an artificial lagoon, golf courses, tennis courts, and a private beach club. If that were not enough, Ashton School will soon open its facility here. This explains why Vista Cana enjoys such great interest among investors – after all, in a few years it could be the new leader among Bavaro neighborhoods, with properties cheaper than in other prestigious locations.
- Who is Vista Cana for? It is a paradise for investors and people looking for prospects in a still-developing region. Of course, it is worth living here even now.
