More and more Poles are deciding to invest money outside the country, for example, by investing in real estate. The Dominican Republic is an excellent destination for this, offering beautiful weather and daily beach walks as a bonus. What’s more, purchasing such a property is relatively inexpensive. How is it possible that the exotic Caribbean doesn’t have exorbitant prices? Why are homes in the Dominican Republic so cheap?

Affordable properties in the Dominican Republic – why are prices so low?

Properties are affordable mainly due to a lower cost of living compared to developed countries. Furthermore, the Dominican Republic is still a developing country, and lower incomes for its citizens translate into lower prices for houses and apartments. This is why prices in Hispaniola can be significantly lower than in Warsaw, Krakow, or Wroclaw. The amount you need to spend on a 50 m² property within walking distance of the beach is approximately half a million Polish zlotys. For a similar luxury in Poland, one often has to pay two or even three times that amount.

Looking at real estate prices in the Dominican Republic, you might be pleasantly surprised. They are competitive compared to countries like Spain, Croatia, or the United Arab Emirates. Properties on the second coastline start from 120,000 USD. If you are looking for a beachfront apartment, you will pay from 300,000 USD. Homes in gated communities can be purchased from 220,000 USD. Such a property will then gain value month by month, even by 5-10% annually. A cheap home in the Dominican Republic, bought for 200,000 dollars, could be worth 300,000 in a few years, bringing a net profit of 100,000.

Beautiful area of the Dominican Republic

Of course, we are talking about properties on the east coast – specifically Punta Cana. This is where we suggest buying your first affordable property in the Dominican Republic (mainly due to its developed infrastructure, high return on investment, and attractive surroundings). Many factors contribute to this, including the busiest airport, Punta Cana International Airport, which receives approximately 5,000,000 tourists annually, translating into huge revenue for the ‘holiday’ industries. But the east coast is not just the vibrant Bavaro or the exclusive enclave of Cap Cana. It also includes towns like Bayahibe Dominicus. They are smaller but very charming and attract with beautiful sunsets.

Puerto Plata is a region with even more affordable properties (but also a lower return on investment and slightly less developed infrastructure). Here, beachfront apartments can be purchased for as little as 200,000 USD. Listings also include apartments starting from 170,000 USD with a pool and garden. This is an ideal place for water sports enthusiasts, such as kite- or windsurfing. The weather conditions here are excellent – it’s simply windy. The area around Puerto Plata also has a lot to offer tourists, from picturesque rivers and natural pools to historical sites.

The Samaná Peninsula is the third attractive location for property purchase in the Dominican Republic. Here, new-build properties on the first coastline appear at a price of 250,000 USD. Listings for a 120m² house on the secondary market appear at similar prices. Budget apartments in Las Terrenas, which offer an attractive return on investment, cost around 170,000 USD. Amidst all this, one cannot forget about the steadily rising property prices. Buying an affordable home in the Dominican Republic is an ideal long-term capital investment.

Caribbean homes for sale – how do affordable homes pay off?

Most people who buy affordable properties treat them as an investment. The purchased apartments generate income throughout the year, with the average rental price for an apartment ranging from 100-200 USD per day. This primarily depends on the complex’s amenities and location. The season in the Dominican Republic lasts practically all year, so there are no downtimes. Clients statistically count on 70% occupancy per year.

We call these types of investments hybrid. As an apartment owner, you can use it and go on exotic vacations whenever you wish. This is a significant advantage, as you don’t have to book a hotel. The aforementioned apartments usually belong to gated communities, and often have access to swimming pools, gyms, spas, and restaurants. This is a big plus that allows apartments to compete with hotels.

Where to look for affordable homes in the Dominican Republic?

Many offers appear online, but they are not always current. Often, these are incentives designed to attract clients. To verify the current database of apartments or houses on the Dominican market, we encourage you to contact agencies with experience in sales. In the Dominican Republic, real estate offers will be proposed by taxi drivers, beach vendors, and even people on the street. It must be remembered that this is an exotic market, and many self-proclaimed ‘agents’ are just waiting to take advantage of it.

The service of such an ‘agent’ is often very limited. Beyond attractive offers, it’s difficult for them to provide anything more. One of the most common mistakes made when purchasing on the secondary market is the failure to verify the property. It happens that properties in the Dominican Republic are encumbered with debt or have multiple owners. Another problem is a lack of local knowledge and how it affects the property. The final aspect is the lack of assistance with legal matters related to signing contracts or negotiating terms. Agents not bound by any agreement with us have no obligations to the client. They disappear if any of the above problems arise and, taking advantage of foreigners’ unfamiliarity with the market, exploit this during the sale.

And why the Dominican Republic?

Finally, one more important topic. You might be wondering why not choose another country with affordable homes? If the above arguments still haven’t convinced you, let’s highlight other aspects. The Dominican Republic is an excellent choice primarily due to its diversity. It is a country with perfect weather, where the temperature is 28 degrees Celsius all year round. It boasts both beautiful beaches and the highest peaks in the Caribbean, reaching over 3000 meters above sea level. No wonder it is the most frequently chosen exotic destination among Poles.

The country’s attractiveness makes owning an apartment or house in the Dominican Republic very popular, bringing increasing profits year after year! Currently, such a Dominican property meets all requirements. In popular advertisements, we see a lot of information about countries like Spain, Croatia, the United Arab Emirates, or Kenya. But all these mentioned countries cannot compete with the Dominican Republic, which in the last five years has shown that it is worth investing in.

Property in the Dominican Republic doesn’t have to be expensive at all! In fact, prices are very competitive compared to those in top European countries. You can purchase a property in an attractive location for around 100,000 USD. This is certainly strong competition for apartments in Warsaw and other European countries. This is evident in the return on investment and the increase in property value, which is truly high in the Dominican Republic.

It must be remembered that locals see foreigners (including Poles) as potential earnings and will certainly try to take advantage of this. The number of companies whose main business is not real estate sales is enormous. This can be concerning. Therefore, all property offers should be thoroughly checked before purchase, and agencies with industry experience, such as Casa Dominicana, can help you with this.
