A house in the Dominican Republic for USD 150,000, a villa for USD 300,000, or perhaps a luxury residence for one million dollars? The Dominican property market is very diverse, and house prices depend mainly on location, plot size, finishing standard and distance from the beach.

Most new residential developments are currently being built in the Punta Cana and Bávaro areas. Buyers can find both relatively affordable homes in gated communities and larger villas with private pools, access to golf courses or beach clubs.

Below, we explain what you can generally expect in different price ranges and how the standard of a property changes as the budget increases.

Houses in the Dominican Republic under USD 150,000

A budget of up to USD 150,000 is currently much easier to use when buying an apartment than a house. In popular tourist areas such as Punta Cana or Bávaro, prices of newly built houses are usually higher.

With this budget, buyers therefore need to consider smaller properties, locations farther from the beach, or developments at a very early stage of sales.

Our current portfolio includes properties priced below USD 150,000, although the choice of full-size houses in this price range is much more limited. If USD 150,000 is your maximum budget, it is also worth asking about properties that have not yet been published on our website.

Houses in the Dominican Republic under USD 300,000

With a budget of around USD 230,000–300,000, the selection of houses becomes significantly broader. In this range, it is possible to find three- or four-bedroom villas located in gated communities with extensive infrastructure.

House near Playa Macao – USD 259,000

Another option is a four-bedroom house priced at USD 259,000 near Playa Macao. The villa offers approximately 238 m² of living space and sits on a 300 m² plot.

One of the main advantages of this location is its proximity to the beach. The developer provides transportation to the public Playa Macao, with the journey taking around 5 minutes. Los Corales in Bávaro can be reached in approximately 20 minutes. A similar amount of time is needed to reach the main shopping and recreational areas of the region.

House in Vista Cana – USD 283,000

Vista Cana is also an interesting option for those looking for a home to live in.

For approximately USD 283,000, a two-level villa of around 236 m² is available, featuring three bedrooms, a private garden and a picuzzi.

Vista Cana is a gated community offering, among other amenities, lagoons, a golf course, restaurants, cafés, sports areas and 24-hour security. Both the beaches and Punta Cana International Airport can be reached within a short drive.

A house in the Dominican Republic for around USD 500,000

With a budget of around half a million dollars, buyers can start looking at properties in more prestigious and well-established residential communities.

A good example is Cocotal Golf & Country Club in Bávaro. A duplex villa currently available there is priced at USD 590,000. It offers 290 m² of living space, three bedrooms and sits on a 671 m² plot. The property is fully furnished and has direct views over the golf course.

Owners have access to Cocotal’s infrastructure, including the golf course, clubhouse with swimming pools, restaurants, gym and spa, as well as selected amenities at the Meliá hotel and beach club.

With a budget of around USD 500,000–600,000, buyers can therefore expect not only a larger home, but also a larger plot, a better location and access to extensive resort-style infrastructure within a gated community.

A house in the Dominican Republic for around one million dollars

With a budget close to one million dollars, properties in Cap Cana, Punta Cana Resort and other prestigious communities in the Punta Cana region become available.

Modern villa in Cap Cana – USD 900,000

New four-bedroom villas in Cap Cana are available for USD 900,000. The house offers approximately 255 m² of construction area and sits on a 600 m² plot. Owners have access to a private garden, terrace and swimming pool.

One of the key advantages of this property is its location. Cap Cana provides access to beaches, a marina, golf courses, restaurants and extensive recreational infrastructure.

Move-in-ready villa for USD 1.2 million

For USD 1,200,000, it is possible to purchase a fully finished, modern villa offering 480 m² of living space on a 750 m² plot.

The house has four bedrooms, a large private swimming pool and a garden. In this price range, buyers can already find properties finished with premium materials, offering generous indoor and outdoor space as well as a higher overall standard.

Villas for USD 2 million and more

The Dominican Republic also offers a broad premium property segment. The most expensive villas and residences are found mainly in locations such as Cap Cana and Punta Cana Resort.

In Cap Cana, for example, a villa in the Las Iguanas area is available for USD 1.95 million, surrounded by greenery and golf courses.

In Punta Cana Resort, prices for larger residences exceed USD 2.5 million. One example is a fully furnished 750 m² villa located on a plot of more than 1,600 m². The property has a private swimming pool and golf course views, and is currently priced at USD 2.575 million. A beach with a beach club is within walking distance.

The most expensive listings also include beachfront estates. One of the residences in our portfolio at Punta Cana Resort offers 1,550 m² of living space, a plot of more than half a hectare, eight bedrooms and views of both the ocean and the golf course. The asking price is USD 11.6 million.

Where is the best place to buy a house in the Dominican Republic?

The choice of location depends mainly on what you expect from the property and how you plan to use it.

Punta Cana and Bávaro currently offer the widest selection. Buyers can find both houses priced at around USD 230,000–300,000 and multimillion-dollar residences.

Vista Cana can be a good option for those who want to live in a modern, developing community with extensive infrastructure.

Cocotal, on the other hand, may suit buyers looking for a move-in-ready home in an established part of Bávaro, especially if golf, green surroundings and access to resort amenities are important.

Cap Cana belongs to the premium segment. High-standard villas, gated communities, golf courses, a marina and access to some of the best-known beaches in the region dominate the area.

Punta Cana Resort represents one of the most expensive segments of the market. Prices of larger, prestigious residences can reach several million or even more than ten million dollars.

How much does a house cost in the Dominican Republic?

  • up to USD 150,000 – the selection of houses in tourist areas is limited; in this budget, it is easier to find an apartment,
  • USD 230,000–300,000 – a modern three- or four-bedroom house in a gated community,

We can also prepare an up-to-date selection of properties based on your specific budget, preferred location and purpose of purchase.
