When investing in real estate, you have 3 options: to choose beachfront, second-line, or a gated community. Which choice is best, considering the specifics of the Dominican Republic? Where can you buy the cheapest, and where will you pay the most?

When to choose beachfront property?
Let’s be honest – for most Europeans, waking up to a sea view is simply a dream come true. You hear the sound of waves, you feel the breeze… but here you must ask yourself: can you afford such luxury? Keep in mind that beachfront properties are even 30-40% more expensive than similar counterparts located further from the water. For a house or apartment on the first coastline, you will pay over $300,000 – however, this also comes with a greater return on investment. After all, apartments and villas close to the beach are the most popular among tourists (for both short-term and long-term rentals). Buying property right by the water is an ideal option if:
- you plan a hybrid investment (meaning you rent it out sometimes and live in it yourself sometimes) and dream of an ocean view – after all, nothing is as relaxing as looking at the water;
- you have a slightly larger budget and are not deterred by the prospect of buying a more expensive house or apartment – an average size (50 m²) costs approximately half a million PLN;
- you plan to rent out the property to tourists – such apartments and villas enjoy the greatest interest;
- you don’t mind more tourist traffic – the beach attracts people, so it’s quite crowded here during peak season.
However, also consider that property close to the water means greater exposure to wind, sea salt, and humidity. Coastal air causes corrosion and limescale deposits (e.g., in water drains), and the buildings themselves simply wear out faster. For this reason, apartments and villas near the beach require more care, with cleaning and dehumidification being paramount. If you plan to purchase such a property – use the help of specialists from Casa Dominicana to ensure your investment proceeds without unnecessary stress.
When to choose second-line property?
The first coastline is a luxury, but not everyone wants (or can) spend several hundred thousand dollars on an apartment right on the beach. And this is where the second line comes in – an ideal compromise between location and price. Such properties are located a maximum of a 15-minute walk from the beach, which means you are still close to the water, but you pay significantly less. Prices are even 20-30% lower compared to the first line – smaller apartments start from $120,000. This is a great option if you want to invest but not drain your wallet. And what about the downsides? Well, you don’t have the beach “at your doorstep,” so walking to the water will take a few minutes. But is that really a problem when the temperature is 27-28°C all year round? The second coastline is a good choice if:
- you want to live close to the beach but invest less – this way you can save up to $100,000;
- you like peace and quiet, but still want access to attractions – nearby you’ll find restaurants, bars, and shops, but without the crowds of beachgoers outside your window;
- you are thinking about tourist rentals – second-line apartments still attract tourists;
- you don’t care about a direct ocean view – although you might still find a property with a rooftop terrace offering a beautiful panorama.
Is it harder to rent a villa or apartment on the second coastline? Surprisingly – no. After all, not every tourist wants to live directly on the beach. You can also rent it out a bit cheaper, which will certainly attract new clients.

When to choose property in a gated community?
If you are looking for safety, comfort, and tranquility, a gated community will be a perfect choice for you. This is an option for those who plan a longer stay or a permanent move (although renters will also be found). Gated communities offer full infrastructure – from swimming pools, through gyms, to private restaurants and shops. Some complexes even resemble small towns where you have everything at hand. Here it is worth preparing a budget of around $200,000 – $250,000 – for this amount, you will find a spacious apartment with terrace access, or even a small house. Also, keep in mind that gated communities in the Dominican Republic differ significantly from European ones – in a positive sense, of course. Choose property in a guarded community if:
- you plan to live permanently or simply rent less – you don’t need to run to the beach every day, so safety and convenience become a priority;
- you like peace and quiet – gated communities are closed, guarded, and free from tourist hustle and bustle (just check if there isn’t a noisy bar nearby 😉);
- you want access to amenities – ubiquitous gyms, swimming pools, 24/7 security… properties on the first and second coastlines cannot guarantee this;
- you have a budget of approximately $200,000 – at this price, you will find a spacious apartment with a terrace, or even a smaller house with a garden.
Remember that not all gated communities are equal. In the Dominican Republic, you will find both quiet areas (located off the beaten path) and those closer to the city buzz. So, consider whether you prefer peace and privacy, or perhaps close contact with the local community and larger metropolises “at your fingertips.” Regardless of the answer – Dominican communities have everything you need. You just need to look around carefully.
Which property in the Dominican Republic should I choose?
Do you dream of an ocean view? The first coastline is for you – but be prepared for a higher price. Still want to be close to the beach, but pay a bit less? The second line is a reasonable alternative. Or perhaps you are looking for safety and comfort? Then opt for a gated community, especially if you plan a longer stay.
Regardless of your choice, the Dominican Republic is a great place to invest – rising property prices and a year-round tourist season make it a truly profitable decision! Contact us, and we will gladly help you choose the ideal property for your budget.
